William Blair acted as the sole placement agent of debt financing for the owner of a one-story office building consisting of approximately 25,000 rentable square feet on a 3.32-acre parcel of land located in Rochester Hills, Michigan.

The financing details of this private placement include:

  • Henry Ford Health System as lessee with a rating of "A" by Standard & Poor's and "A3" by Moody's
  • 15.0-year term/10.1-year average life
  • 1.01x debt service coverage
  • 89.6% loan-to-value
  • An insured balloon provided additional amortization
